Property Agent
Play an important role in the delivery of new social housing
You will be appointed to the Development Services Branch which is primarily responsible for facilitating an increased supply of community-based affordable housing. The Branch works with community and private-sector partners to develop affordable housing for the Province, and approves all contracts and expenditures from project initiation through to land acquisition, design, construction and occupancy. You will be responsible to the Senior Manager Real Estate Services for coordinating the acquisition of real estate for BC Housing and other client agencies, performing pre-purchase due diligence and providing various real estate services to other branches and partners as required. These duties may involve:
Assessing the needs and constraints of the client and developing an appropriate property search criteria
Conducting market searches for suitable properties and analyzing the suitability of potential acquisitions; obtaining consensus with the client regarding property selection/negotiation strategy; negotiating the acquisition on reasonable terms and in a professional manner and managing the completion of the transaction
Preparing capital budgets (including acquisition and renovation/construction cost estimates) and operating budgets (including revenue and expense estimates).
Undertake due diligence and risk analysis for potential housing projects including environmental reviews, building condition assessments, title reviews, market studies, financial analysis, development opportunities and deal structure, and resolving issues identified
Negotiating easements, rights-of-way, leases and other land use agreements
Ideally, you possess a Bachelors degree of Commerce with a major in urban land economics or a diploma in urban land economics with an appraisal option. The completion of all educational requirements for professional designated membership in the Appraisal Institute of Canada is also acceptable. You have a minimum five years of directly related experience coupled with excellent communication and stakeholder management skills. Knowledge of B.C. property law and a willingness to travel are expected.
